What are measurement services?

Home measurement services are just what they sound like: Based on your requirements, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How do home measurement services work?

During a floorplan service, a certified appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch the property. Then, the appraiser creates a report and a more detailed sketch showing the total square footage and the overall layout of the home. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a measurement service?

Tax records frequently reflect incorrect area of a property because the values can come from various sources, and occasionally go unverified — meaning you may be paying for more space than you have! Unless an appraiser has recently performed a valuation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.
